Feasibility Studies

Client requirements are discussed and a project brief agreed with advice given at every stage on how best to proceed with the project. Design costs, local authority fees and other expenses such as engineering costs will be advised thus allowing the project design works to begin.

 

A visit to the property, measured survey with photos of the existing is undertaken. This information is then used to create the drawing and model of existing that is then used as the base line of all future plans.

 

Sketch plans with design options are then prepared together with 3d models where required to determine which design suits the design brief, budget and aesthetics of both the client needs and the environment in which it is to be set.

Planning Applications

Planning Permission, Listed Buildings Consent and Certificate of Lawfulness applications are the process of submitting a chosen design to the Local Authority Planning Department to determine compliance with Planning Policies and Local Authority design constraints and guide lines.

 

The Local Authority Planning Department is empowered to grant (possibly subject to certain conditions) or refuse Planning Permission and Listed Buildings Consent dependant on the affect the proposed works have on the environment and neighbouring properties.

 

An application for Certificate of Lawfulness is sometimes required where Planning Permission is not. This type of application confirms that the proposed works is Permitted Development and therefore no formal application for Planning Permission is required.
